Hi everyone! I am a wholesaler. I have a lead right now from a non-owner occupied property. The tenants will be moving out by the end of the month. I spoke with the owner of the property and is willing to make a deal if his son (a realtor) is the one who is able to list the property after it's been rehabbed. Problem is, I am a wholesaler. I don't mind putting the property under contract and flipping the contract. My question is, as a wholesaler is it possible to construct such agreement whereas the cash buyer agrees that the son (a realtor) is the one who is able to list the property after the cash buyer has finished with the rehab.?? Thanks!!

Hi everyone, For a new wholesaler who just wants to dive in the game and start making some offers aside from Craigslist, where can A new wholesaler start making some legitimate offers on properties. I've launched direct mail campaigns, and door hangers around the same area that I'm farming but I want to start making some offers I've thought about knocking on pre foreclosure doors. My strategy for this would be choosing one pre foreclosure property, looking at comps using Zillow as advices by Sean Terry, and going in there and hoping to spark a conversation. Of course it would take some bit of work for each property. Would someone recommend a better method. I want to start making some offers to increase my chances of getting a property under contract. Any wholesalers out here in the LA COUNTY? I'm looking to network with wholesalers. If you're new and starting out send me a direct message. If you're interested in cutting your learning curve like I am, working together is the way to go. There's so many so-called gurus trying to offer so many education stuff costing US a ton of money when all that same information can be found HERE ON BP! I want to help cut that nonsense by getting together here locally in my area with (YOU) local wholesalers NOT ONLY can we help each other out but we can cut our learning curve I believe. Hi BP, I am new to wholesaling and I am very confused as to how exactly a wholesaler (me) works with an agent since I will directly wholesale the deal to another end buyer. So here's what I've been told as the best way to go about it:

  1. I should email agents and let them know I am an investor looking to buy properties in the area. Once i've built rapport with the agent I will ask the agent to pull a report for me for the last 30 days of properties within the price range of say, 300k-500k that were recently listed, sold and avg. days on Market.
  2. FYI, I was advised to not EVER tell agents I am wholesaler and that I will be wholesaling the deals. As far as they know I am the investor. 
  3. If investor asks for proof of funds. What do I do? 
  4. Have the agents send me properties within my criteria.

This is where I get stuck. Once the agent sends me the properties and let's just say I find one that makes sense and we make an offer and it gets accepted... 

So now I have it under contract...

The contract thats being used is a CAL BRE contract. Is the CAL BRE contract assignable to another end buyer if so how. At this point how do I wholesale it and will the agent be bothered that I wholesaled it to the end buyer. Im guessing I just simply use an assignment form and collect my assignment fee and walk away and the end buyer and the seller go to escrow.

If someone can clarify this part (or the whole process) step-by-step and what to expect, what to do's and what not to do's I will greatly appreciate it.

I'm starting out as a wholesaler, extremely dedicated to be one the best out here in Southern California and help homeowners sell and cash buyers get great deals that have great potential. I'm looking for an attorney in Southern California, LA County area.
