Hey guys, I was just wondering if there is something similar to the 1031 exchange up in Canada? Before selling one of my units at a profit I want to make sure I can roll it into another deal and defer the taxes. Let me know!

Hello just starting out, been listening to the podcasts and reading books like crazy, but one thing that I keep having questions about is the due diligence. What do most people look for or double check during this period? Like is this the time you would get it inspected, make sure your mortgage is approved, etc. What are some major things you want to be 100 percent on. Just creating a “due diligence checklist” almost! Thanks guys, look forward to your responses!

@Shaun Weekes hey Shaun, I would be living in the house as well. I would essentially be house hacking it! Looking for a house with a basement suit so renters down stairs can cash flow too.

Hello everybody, quick question. If my dad won’t co-sign as he has already done so for my older sister and since I am self employed and a student I can’t qualify for one completely on my own. Am I kind of screwed for this year and will I have to rent again? Should I try and rent to own? Do most sellers shy away from rent to own or owner finance? How would I approach them about that? I have the money for the down payment. Thanks for your help!

Just talked to the bank and they said I’ll need a co-sign for my mortgage as I’m a student and don’t have a steady income. Have the money for a down payment and 3 renters lined up already for the place. First time buyer, what should I do? Ask my parents? Or is there an alternative? Thanks in advance!
