I have a similar problem, except this one has a REALLY ROUGH house on it. Unable to sell it, not sure I want to throw the $50k at it that it's worth.

My city will take it as a donation, but my accountant says all I can write off is the costs My company has in it. If I buy the house personally (from my company) can I get more of a write off.

If anyone wants a good 3 family that needs EVERYTHING in Wilkes-Barre, first $10,000 takes it!

my concern with filling the holes I can see is of course the ones I cant. Not sure if I'm just creating an impossible question here (why worry about what you can't see)....

also, what is the overall opinion of original siding vs vinyl/hardee in resale value? Am I better off residing for resale?

Doing a walls off (down to studs) rehab on a colonial home. Just noticed some "spots of daylight" through the siding from the inside (I can see the outside through the siding walls in spots - kind of like knotholes)

aside from putting up vinyl or hardee siding, is there any way to seal this home before I insulate and finish the inside?

Home depot installations. Tried 3 times, considered suing them 2/3

Both. And a personal umbrella. If you own businesses (any kind) in your name, a lawsuit will be settled by (financially): Insurance, Umbrella, YOUR ASSets.

with an llc it goes: Insurance, Umbrella, LLC ASSets. Almost never you, unless you're sloppy.

A lot of my family do one LLC per building (each airplane Delta owns is a separate llc) for even more protection.

I hav $1million liability and $2mm umbrella for each LLC. And every $400k in property is a new llc (for rentals)

In personal deals, delays are covered in a 'deal with it or walk' scenario by both parties...meaning neither party tries to recover expenses created by delays. Except banks.

Banks have clauses where buyer delays are met with $100/day costs. Question is, what language can I put in offers that provide my company a way to recover our costs (usually during short sales) caused by seller/bank delays. I see it as only fair if one side is asking for penalties that both do

My agent says such language will prevent my offers from being accepted...I think I need a more agressive agent lol!

Thoughts? Anyone have such clauses?

Replaced diverter...helped some (not alot). Replaced pressure regulator by water meter ..problem solved (mosly)
