In the years i've done this business...100% of the times I gave someone past 5 days, i got screwed.

I have 2 tough cases like that in my units now. Once again, I gave more rope. TWICE again I got screwed

2 more evictions.

Never again. Never. I promise. No. i will donate 1 month rent when I kick out a sad case than letting a (drug, drama or both) addict sap my property, profits and pride.

and always remember...the bank doesn't care about your story. Neither does the tax man. nor the insurance company. They don't care that your tenant has a sad life. They want their money. You need yours.

Businesses if not formed right are nothing but problems down the road. ANY lack of clarity will change/end friendships.

NEVER do a 50/50. Need a way to break ties

Decisions are in whose hands? Emergencies decided by whom? Please don't say concensus.

Hi everyone! I want to up the profits and cut the time (from all the time to a life lol) to make the money. Hope I can learn from those here.

Scranton/Wb area of PA is great for rental revenue...but i will probably look elsewhere for wholesale. Margin on a final sale 60k house is kinda thin. But I'm open, still new

Been in rentals for 5 years. 30 units. flipped (wholesale) a few...but just a few

now wife is 'unemployed" so we have twice the labor available. Let's do this!

Any input/contacts/colleagues (and of course lenders/buyers/sellers ) appreciated.

I'll pay you hourly for maintenance and such , hourly for driving to check stuff out, a piece of every deal (maybe a grand or something)....then get a flat price from you on rehabs, barring unforseen issues.

Send me those deals! I'll pay!

I have found that something low skilled (like painting) is well worth hiring out. I'm not saying that painting doesn't require skills, but it's something that anyone can do. If you can do the work yourself in a timely manner when starting out, I think it's good. If it adds to the time as William mentioned, then you're costing yourself money.


5 years in, 30 units (small for some lol)...i concur with this.

I do all my own now, after getting ROBBED by first 3 years. I hope to be back out of the hammer swinging by next year, but the real skillsets I will keep close to the chest...

do one, know what it takes, MAKE SURE YOU PULL PERMITS and go from there.

the attorney (same one who did the title search and deed work in 2008 so I wonder where this info was then) showed me that the former owners deed contained the wording for 4 parking spaces...

not in the bank foreclosure or in the banks deed or my deed

he spoke with the attorneys that drafted the deal in the old deed. it was supposed to be permanent.

the other owner's deed says "my address" gets the 4 spaces. Not "former owners name". Another indication of permanency.

the other owners manager gave me a map showing the spaces. this status quo has existed 5 years.

i may have a 4 bedroom single (could be a 2.2 double) on fairmont in Arlington.

also a 2 unit with commercial space and garage (2 residential) on Mass Ave cambridge.

both need cosmetic works....
