Thank you. I'm looking into the alternatives. I don't mind the monthly charge, but I want all date on my computer as opposed to the cloud or server owned by some company.

Quote from @Heidi M.:

@Guillermo Perez Vargas I'm in the process of switching over to REI Hub. My accountant was having difficulty opening my QB file this year because it's no longer compatible with his QB online version. He also told me the online version is very difficult to learn so I chose to use REI Hub.

I've heard the same thing about the on-line version. Also there is an issue of cost. I'll take a look at REI Hub. Thank you for your input.

Hi,
For several years I've used Quick-books for my House flipping, Rentals & Note business. Now I've been informed by Intuit desktop version is going away. From what I've read, the on-line version is very bad.
Does anyone have experience with any other accounting package that is reasonably priced and runs out of desktop (not on-line)?
Thank you for your inputs.

From what I have learned, you can still use your desktop version, but there wil be no further updates released for that version. I currently use the desktop quickbooks and will continue to use for the forseable future.

True re. continuing use, but if you need support then you are on your own. Also as time goes by, sequrity of unsupported version becomes a growing issue. Thank you for your input.

Thank you Chris. The problem is lack of support if something goes wrong - I dont use Banking nor payroll, so this is not a problem. Ill check out Dynamics 365. Thank you

I believe Note Servicing Center is nation-wide. At least most states. You can check out the states they are licensed either on their website or by calling them.
I believe the same is true for FCI.

Note Servicing Center of CA. has worked good for me. They are on the higher $ end, but I believe they are worth it. The provide Force Place Insurance when needed, foreclosure lawyers, recently on of my note paid off, they took care of all paperwork.

Quote from @Andrew Smith:

Collateral Storage and Loan Servicing are two different services.  Some companies offer both but it's priced accordingly.  Original loan documents should be stored in a safe or with a vendor such as Metasource or KC Wilson and Associates.

Have you checked out BIFI for servicing?  They are licensed in MI and many other states.  https://bifils.com/investors/

Thank You. I will check BIFI. I understand the difference between collateral storage and loan servicing. I have a secure way to store my files, what I'm looking for is servicer, that is why West Star's requirement that they keep the note surprised me.
Thank You for your answer. I will check BIFI.

Last I was aware Allied cannot service loans in Michigan as they were issued a cease and desist

For operating without a license

Well, looks like I have some work to do finding a servicer. :-(

I have never seen a servicer ask for the original note. A copy of the note and a certification noting where the original is stored is typically satisfactory

Thank You Chris! I have seen some third party contractors "disappear" and leave a mess in their wake. True, they were not servicing companies but I'm not sure I feel comfortable giving them the original note. If they stick to their policy, I may have to look for someone else. What is your take on Allied or FTI?
