Mountain and River views all year long, small, quiet neighborhood with no HOA, and my 1400sf is the smallest so comps are really favorable.

Hi @Graciela Ostos, welcome to the BP Forum! What type of properties are you seeking, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"?
Hi Jaycee! Looking for single family homes, mostly turn-key but also intrigued with duplexes. Unfortunately with a full time job, can't do fixer uppers although that is my passion since I hold a degree in Interior Design. Ideally a 3/2 with 2 car garage. No more than $300K with a 20/25% down.

A little history of how this started... Bough my first home whit my son who is is the Navy, back in 2021. Great location, smallest house in the neighborhood. Interest rate of 3%, no down payment, just closing costs. Lived in it for over a year and a half before my BF asked me to move in with him to his newly bought lakefront home. No brainer, right? So my house was rented for 2 years, same family, and recently new tenant with an increase of rent of $350 since some renovations took place between the two tenants. Good cash flow. Now my BF and I are looking to get a second property for long term rental so we created an LLC. Is there anyone here who can assist with the type of licenses needed?

Purchase price: $241,000
Cash invested: $7,000
Lived here for 1.5 years and started renting it when I moved in with my BF.
What made you interested in investing in this type of deal?
It was to be my primary residence
How did you find this deal and how did you negotiate it?
Realtor found it for me, won it over multiples offers without adding more to the offer.
