No I have no idea where that came from... I've changed it twice.... it keeps going back.... I'm from South Louisiana....

Rent here for a decent 3 bedroom house is around 700...  so for smaller 2 bedroom houses and dupleses.... iit doesn't seem that off base...

Ok so I'm just getting my feet wet in investing... I just bought my first flip house and now looking to get into rentals...  my agent put me in contact with someone moving out of town to retire and they are selling 15 rental houses all in the same area.... some are duplexes and triplexes...  so it comes out to 19 doors total....  all of them rent for 400-500 each and they are all currently rented... he will sell them all to me for 220k... some are in rough neighborhoods and need TLC...  so don't think im getting this great deal, however, on a loan of 220k... I'm still set to make a good bit per month... 

My question is, does anyone know a better way of financing something like this?  Rather than appraising every single location and getting a loan on each location individually... is it possible to get a lump sum and use it all as collateral?? 

Any info is appreciated....

Hey guys! I've been a long time lurker on BP and figured it was time to join... I've been listening to the podcasts and they are absolutely great! 

I just bought my first house to flip... I've been interested in this for a long time and would like to do this full time eventually...and of course id like to have many going at once....  I've built a couple houses from the ground up and sold them but no actual flips... 

The house I bought was 60k and I have estimated I will put another 60k in it if I hire most of it out through contractors... ARV was appraised at 194k.... so I feel pretty good about this one especially considering I'll do most of the work myself... I have the skill and tools needed...

I think what I want to be different about me and my business is that I want to build a brand.... I don't want to just flip houses and turn them into a sheetrock jungle... That's all fine and sells but I will focus on the industrial theme.... That's what I'm good at and I think if this grows I'll be the only one in my area that focuses on remodeling in that way.... 

Anyway... any advice for me is welcomed and you can check out our work on our Facebook page in case I scared anyone... lol... search "Industrial Valley - A Better Home"  it's active but we haven't started putting it out there yet....
