Do I inspect the house when I first get there? Or after we sign the agreement?

I have no clue what to say to homeowners when i meet them in person or if they call me. I dont have the money for lawyers and earnest deposits(what are these anyway) and there are WAY too many people trying this and I think I am doubting my ability to blow these people off and make some money.

Instead of a double close can you use seller side? And wouldnt a double close cost more money?
Awesome responses. I am very excited to begin my Real Estate future. I looked on MLS and saw in my area that the majority of homes around me are 180k. Yet, they have different styles such as a front porch or an archway. Would those details be a factor?
