@Kevin Ochs Kevin, great goals and a great strategy! If you plan to be free in 5 years, definitely use a property manager. You can always take that over later if you want, but now it's time to focus 100% on growing in order to fit your timeline. You can also scale faster with partnerships.

Those are my only thoughts. If you're ever looking for a partner on something, hit me up. I run deals from sourcing to closing to rehab and more, and I work with long term investors who are employed/busy/out of state, etc.

@Brian Garrett Brian, check out crowd investing such as a company called Small Change. Easy syndication-style deals, both accredited and non-accredited. Also network with investors in the Midwest, such as myself :) We are facing the opposite challenge; too many deals, and not enough capital.

@Nathan G. Nathan, thanks. As I stated in my OP, I'm not interested in averages for apartment complexes, and I even mentioned online search (these numbers are based on complexes; at best they are heavily skewed).

I'm looking to hear from a PM or duplex owner in the area who has some more specific data. If you own or manage some, I'd love to hear more!
