It all depends on your budget and abilities. I rehabbed an entire kitchen in my old house for less than 2k. Here's what I did, removed old cabinet doors, painted boxes and made new doors out of white melamine and home depot trim. Lowes sells a paint that makes the cabinets look like brand new laminate and it's very durable. I then put a new granite tile countertop on for less than $300. 3/4 ply, backer board and hd granite tiles. Cheap and easy. I threw a new tile floor in also, but that's a little more difficult (definitely doable though and it really jazzes up the place for fairly cheap). Appliances are up to you. You can always hit Craigslist or the sears outlet for discount stuff. Reprinting is also a great option and rustoleum makes a great appliance paint.

Bathrooms are even easier, by using moderately priced materials it's easy to do a makeover for less than a grand that looks great. Just go with builders grade cabinets, tile, and a fiberglass tub.

They don't build them like they used to, though I didn't know anyone was still doing that kind of quality work in the 70s.

Hi everyone, I've been reading all I can on the forums and really appreciate all the information that the experienced members give. Here's my situation, I'm 32 and a stay at home dad, my wife has a PhD in psychology and runs a consulting business setup as an s-corp (she's the pres and I'm VP). In our second year we're doing ok, grossed about 150k last year and netted in the 80s. We should be in the same net range this year with a larger gross (adding employees and reinvesting profits in the business). Yet it would seem that because we're still a new business receiving bank financing for even a refi on our home is difficult.

My current goal is to create $500-$1000 a month in passive income. Beyond creative financing what are my options for finance? I could probably borrow a fair amount of cash from my dad, and I'm willing to step into the game by wholesaling or flipping and building up my war chest. With our situation what sort of terms would a bank be looking for, 20, 30, 50% down? Should I wait for two years of tax returns to even continue? Thanks in advance for your replies.

I have mixed emotions about demo. It's fun at first because it doesn't take very much brain power. However, after you swing the sledge hammer ten times you start to realize it's going to be a really long day. I can still remember a 20s built on site concrete and tile tub I had to remove from a house 10 years ago. That was a long day...

Here's the real question, when do we get to see the after pics? I'm hoping there's a disco ball in the kitchen.

Hi Tim, there always seemed to be a circular flow of people from Colgan into the cargo world, and often back to Colgan in the training department. I don't envy the schedule of those cargo guys. I also don't envy your commute to BOS, I used to complain about Hartford to Dulles. I'm from an airline family, my dad's a SWA capt and he's transferring to the new Denver base to finish out his career. It's nice to see some another pilot on the board.

I'd love to get a Denver group going. As I mentioned I'm a stay at home dad and my wife runs a consulting business out of the house. I can do just about any evening and could probably do an afternoon with some advanced warning. I don't know anything about paper, but I'd love to learn.

Thanks for all the replies. If you flew on my airline the side of the plane would say United or US Airways, but the name of the airline was Colgan Air. They're no longer in existence.

I'd love to meet up with some other Denver people if anyone is interested. I'm in the NW burbs right between Denver and Boulder.
