Would this be a prohibited transaction- Let's say I purchase a commercial office building with my SDIRA and lease that property to my full time employer. I am in outside sales and may use the office sometimes. Am I personally benefitting by using it and is this a prohibited transaction by using the office?
I had 2.5 acres offer to me from a family member. This is unimproved property which is very close to my existing property. This is a long term pla, i.e., for the kids to have one day and also keep out any riff raff. We are talking $23k to get it. I could purchase outright as an option but could also buy some time with a "land loan". I'm just starting to look into the land loan deal and all financing options. What are the pros and cons of the land bank loan in this situation? From a tax standpoint- better to put this under my REI LLC or should I put this under my personal name?

I followed the steps from the articles written on this site for my first flip. This helped me find, evaluate, rehab and sell my first investment property. Backstory is- I purchased a near foreclosure SFH for $105K, put $40k in improvements in 26 days. I had an offer for $180k on day 27. My question is about my next move on the profits from the sale. I was hoping to avoid capital gains tax but it looks like 1031 may not be an option for me since I am not holding it for 1 year? I plan on rolling the profits into my next rehab, rental or land. I'm doing this part time under my llc and don't intent on making flipping a full time biz but who knows, things can change.

I'm looking to invest my SDIRA money in a timberland deal partnered with another individual. I'm sure there's several ways of structuring the deal/partnership. Looking to see what others have done in similar case. I understand if we form an LLC together and go get a loan it will have to be non recourse since my portion is SDIRA $. Is there a way to structure the deal so the individual and my SDIRA can partner and get traditional financing from a local land bank? Trying to understand all options.

My friend who owns a good bit of real estate turned me on to BiggerPockets.  I am eating up the great information on the site including the BP podcasts on Stitcher.  I'm enjoying the free Ultimate Beginner's Guide as it spells out the basics.  My goal this year is to read as much as I can about real estate in building confidence for my first real estate investment.
