Huntsville is definitely rapidly growing. However, I can't help but question the legitimacy of the Lowe Mill re-gentrification projections. Hedge funds are investing everywhere, and new construction is rampant, on the outskirts. Lowe Mill is surrounded in C and D class neighborhoods, including a substantial public housing presence. I think the Huntsville area is a great place to invest. I just like Madison and Athens, personally. They are reaping the benefits of the Huntsville growth, without the substantial impoverished neighborhood variable.

To answer your question, EVERYONE is investing in Huntsville. The town is consistently listed as one of the best places to live in America. The economy is booming. The housing market is booming. Hedge Funds are buying, and driving prices up. What you need to know about HSV is home prices vary wildly, by zip code. If you don't know the market, Madison (town next door) and Athens (town next door) are reaping the benefits of the HSV economy, and worthy of consideration.

Thanks for the replies. I am not pulling money from a SD IRA. I'm an old fart, and have full unabated access to my retirement funds. I don't like the stock market, and want part of my money in real estate.

Hi Everyone. I'm about to leave my W-2 job. I'd like to move some of my retirement savings into MF. I prefer MF over SF. The problem is, even though I have about $250K to invest, I will no longer have the W-2 income to qualify for financing. Should I partner with an experienced MF investor? Should I just pay cash for SF, and defer my MF aspirations? I would appreciate any incite. Thanks!

I'm really hoping some of you who are experienced at rehab can point me in the right direction. I'm about to pull the trigger on a 3000 sq ft ranch style house, built in the late 80's. It's 40K. That's not a typo. It's structurally sound. Will need some roof decking replaced, and new asphalt shingles. Everything else is just cosmetic. It will likely take three dumpsters to get all the beer cans out of the structure. The house is very ugly. The first story is cement block, and the upper story is wood siding. They tried to make a basement, but it's really just earthpushed up against the sides. I'm thinking about pushing the soil back, and simply exposing the lower floor. I would want the front entrance to be at the lower level. So, to my question. I'm trying to figure out what to do with the ugly blocks on the lower level. Cover them in stone? Cover the entire strucure with the siding? The ARV will be around 200K. Any ideas?
