Hey Cindy!

Awesome that you're taking the jump on the second rental!

Are you looking to invest passively or actively? (meaning do you want to do any work yourself or just provide the cash?)

If passively, you could turn to turnkey companies that will sell you a house with a tenant already in it! But be careful and make sure you go with a good company that manages the houses they sell.

If you're okay with fixing yourself, start going to REI meetups and networking with wholesalers. This way you can buy properties at a discount and refi them once they have a tenant in them :)

Purchase price: $106,000
Cash invested: $47,000
Sale price: $200,000

This was a fun one too.
Huge Rehab! But we did it in a timely manner and it turned out great!

Single-family residence fix & flip investment in Orlando.

Purchase price: $101,000
Cash invested: $40,000
Sale price: $190,000

This flip ended up great.
West side of Orlando and made a nice profit.
The rehab was pretty long because it required a complete gut: kitchen, bathrooms, roof, etc.

What made you interested in investing in this type of deal?

I am expert home flipper, it's my job 👍🏼

How did you find this deal and how did you negotiate it?

Deal was found through a wholesaler.

How did you finance this deal?

I used hard money from my personal relationships.

How did you add value to the deal?

Complete Rehab!
