Eric is spot on. I was just in Jacksonville and it is still in recovery mode. Orlando and Tampa were hit heavy by funds and the markets have been pushed up.

Have you looked into using hard money. I use them now as I continue to build my cash reserves. It allows me to be into a house for less and spread my money around and do multiple houses.
