Hello All! 

There is a building on the corner of a town near me. It is not for sale but it is run down and would be idea to buy and renovate. In a good neighborhood, walking distance to everything. It will be perfect.

My question is how can I go about finding who owns the property? Once I find them - what is the best way to go about telling them I want to buy their property?

If you are planning on managing this property yourself, best places to advertise would be craigslist, sign in front yard, and last but not least, Facebook Marketplace. I know so many people who have found housing on Facebook Marketplace. This will help you save the 1500-2000$ a PM would charge to find the tenant! Goodluck! -MH

Property managements in your area may have leasing only services so that you can have a tenant placed and screened with a proper lease. Some may provide additional move in services as an add on if your investment property is not local to you. Best of luck!

If you want to specifically target the University students or faculty, contact them and see how you can best advertise to their market. Otherwise, a free ad in facebook groups, Craigslist, or other websites can work. If your property is loaded into a property management software like TenantCloud, they will publish it out to a lot of different sites for you with the click of a mouse.

As the rental is near a college, you might consider posting it at the school's housing office, either faculty or students might be interested. Zillow has worked best for me although I have tried Avail and apartments.com. I like Zillow because it is easy to track who responds to you via email, what your responses are, and takes online applications, where applicant pays for credit check (I think they can apply for a certain number of rentals during a 30 day window.)

Hello All,

I am in the process of purchasing a duplex. I have one side full with tenants and I need to fill the other side. It is within walking distance of the University of Hamline (a small liberal arts school). I am wondering how to go about finding tenants? Any advice is appreciated. Thank you!
