@Justin Silverio - Good thing my full time job is marketing! Haha, but I do have experience in sales, so I have been yelled at and hung up on plenty of times. It does seem the overall consensus is direct mail marketing campaigns. Looks like I know what to focus on moving forward. 

I appreciate all the feedback so far, this has been extremely helpful. I would normally assume just being the first on a deal from MLS would be the best path, but as noted everyone has access and that is the easy way.

@Adam Mitchell thank you! We understand it is going to be a tough road, and really plan on learning the first time through while hoping to break even. Appreciate the positive vibes!

@Robert C. - Thanks for the response. I am trying to do my best to learn the market as quickly as possible. I feel like I am on the right path when the houses I get excited over are off the market in less than a week. Now with financing, we are ready to pounce when we see something that fits into our numbers.

@Brock Mogensen - Thanks for your reply. Do you just send letters out to everyone, whether it is a distressed property or not? Or do you drive around and attempt to create a list or target area first.

@Ryan Conceicao that sounds like a nice little tool you have. I didn't see any of the cities in NJ listed, am I missing it?

@Dean Letfus - I don't have any knowledge as far as investing goes, but I have a partner who knows the renovation/design side. I am good with the numbers side and making sure there is profit. Plus we have a real estate agent helping with the buying/selling and ARV.

Hello everyone, I am new to the site/forum/investing. I have done some research over the past month and found that flipping is going to be where I begin. I have looked at properties with a real estate agent off the MLS. Any of the ones that had profit potential are already sold, and did so within 10 days of being listed. I finally have financing in place (I wanted to dive in and see houses to find out what I was getting into before securing financing) and I am ready to make offers. I was curious how everyone is finding their best deals. Is it from the MLS, auctions, direct marketing, etc. Good luck to all, it seems like a very helpful community!
