I read this a few years ago when I was going to use an Arizona LLC for rentals in Arkansas. If you are going to use the FL LLC to hold property this may be something you want to be aware of:
An Arkansas Foreign LLC is an LLC that does business in Arkansas but was formed in another state or jurisdiction. When a foreign LLC wants to do business in Arkansas, it must register with the Arkansas Secretary of State and pay the $300 state filing fee ($270 online). ARK also charges a flat franchise tax on ARK LLC's and out of state LLC's every year, of $150.

I've used Zen Rent for 12 years now and is by far the best we have dealt with. They used to be called East Valley Property Management. I am not sure what areas they cover. It used to be East Valley mostly.https://www.zenrentpm.com/

Arizona -ARMLS Search- Residential:
Click,"Add field", down on the bottom of the left menu where you see "Status","List Price", "Type of Dwelling", etc.
Type in the search box, "new Financing"
Click the box beside, "Seller may carry", or maybe "wrap around", if you are searching those as well.
"Seller may carry", search currently shows 201 properties, Active, in Maricopa and Pinal county, not including mobile homes, or land.

@Jamie Rosen HUD is tough on investor buyers backing out for any reason. We've lost earnest before buying in investor status discovering issues that we didn't see initially. It's stated in the HUD contract under the Earnest Money section for investor buyers, line #1,2&3. I just closed a HUD property in Phoenix last month. The lender had a heart attack over Christmas vacation, but we got it done. The post above says COE is Feb 21st. Did you already forfeit the earnest? Do you have time to go with another lender, or find a money partner and close? Or was the forfeiture because the pre-qual wasn't sent in to BLB in the time they allow and they cancelled the contract without allowing you to move forward?
