Very true! Poor choice of wording on my part. I'll give it another shot. Does anyone have any suggestions for areas in WV for a first time investor looking for a SHF buy and hold or a multi-family home? Thoughts?

With the Amazon HQ2 move to Crystal City projected for 2023, what housing markets appear to be heating up in VA? I feel like now is a good time to look for a single family buy and hold or duplex/triplex before Amazon rolls in and creates a surplus of jobs in the area. Thoughts?

What's slowing me down is identifying an area with a strong market. Living in Northern VA, many SFH's are 500k plus, and I'm looking to get started buying less expensive properties. Therefore, I need to look slightly outside the NOVA/DC area where SFH's are less expensive, but I'm having a hard time finding the best city or town to buy my first place. What is a good way to analyze the housing market in a specific city/town? Once I can identify the area I'd like to start due to a strong market, I'll feel more comfortable looking for a good deal in that area.

@Wayne Brown Hey Wayne. How has the area been treating you as far as buy and holds go? My initial thoughts are the Alexandria/Arlington area will be tough because of the high cost of living and expensive property. I plan to expand where I look to areas such as Winchester or parts of West Virginia where the properties become much less expensive.
I will definitely keep you in mind if I need a contractor...I might need one this summer.

@Ben Sears Thank Ben. One thing I forgot to mention is that I'm not really tied down to investing in just my immediate area. I have no issues buying a property 100+ miles away if the deal is right. With that said I will keep you and Farmville VA in mind moving forward.

Hello all, this summer I bought my first house and since that moment I knew real estate investing would be in my future. The day I closed on my house I already started thinking about how I would buy my next one. That day was also the day I started listening to the BP podcasts, starting with show 1 of course.
I'm 28 years old, a veteran (former Army Ranger) turned defense contractor in the DMV area. My interests include exercising, reading, rock climbing, hiking, playing the drums, and just spending time with my family, friends, and girlfriend.
At this point I have so much to learn about investing, but I'm looking forward to the journey. Right now my investing interests are single family buy and hold properties, and down the road once I get good at this, apartment/commercial properties. My goals with investing are to achieve financial freedom, and eventually have my investment properties cash flow pay for most of my expenses, allowing the income from my job to be used at my leisure. Much easier said then done, I know.
I remember hearing on the podcasts that it's important as a newbie to be able to bring something to the table when working with other individuals in real estate. I'm no handy man, don't have my real estate license, have only bought 1 house in my life (I live in it), and have 0 experience when it comes to investing in property. But, what I do have starting out is a good paying full time job with plenty of extra capital to use for investing. I'm hoping to gain the knowledge and relationships here that are needed to be a successful investor and achieve some financial freedom.
