Definetaly start with the sf portfolio option. Have some diversity, C areas with low entry and high cash flow, the majority should be B areas with stable income, appreciation, tenants. And, throw in a few A properties for max appreciation. And/or start with smaller multi-family properties, duplex, 4-plex, some of which usually work with a mix of LTR and STR units in the same building. Gotta get the core 4 in place for sure.

It sounds like you have a solid plan in place.  Just keep doing the same thing that is working for you now.  And, if you are self-managing, definetaly get rid of the one that is far away.

Yep, off water, but with nearby water access and view seems to be the same ROI considering the cost of the property. Top searches at our beach place is pool, then pet-friendly, then water view, then water front.

@Juliann Morala Yep, a buyers agent that works exclusively with investors will have all the info you need and lots of options on contractors, lenders, attorneys, inspectors, property managers.

15-20% for STR and MTR here in Alabama.

We have a STR on Dauphin Island and that PM charges 24% but a "lot" of routine maintenance is covered in that.

+  Cash purchases using 1031.

+  Cash out refi on those after seasoning period.

+  Buy more, repeat.

The lower property taxes in Alabama can help with your bottom line.  You are in a good spot in Columbus to invest in Alabama and GA.
