There is an REI group in Syracuse, I have attended a meeting before but am not currently a member. I'll probably pay the group a few more visits come the new year. My Syracuse strategy is I bought, rehabbed, and live in a two family home in Syracuse on the Northside. My investing strategy since has been the purchase of two out of state single family homes through a turn key provider. I like the turn key model because I am still getting good returns but have management in place which allows for more flexibility in where I live and what I do. I pay attention to the market in Syracuse and feel there are good opportunities in small multi family rehabs.

Welcome to BP @Jim Hickel from a fellow Syracuse member! When you say looking for a multi-family are you talking 2-4 units or something bigger? I think you are on the right path having a friend in the property management business and being able to gain valuable experience that way.

Additionally, there is a REIA in Syracuse which meets on the second Wednesday of each month (woah, that is today!) The website is www.reicny.org.

I like the prospects in Eastwood, decent neighborhood overall with a variety of 2-4 family properties at a variety of price points and property conditions. University seems to be a little tighter market with an extra layer of bureaucracy to deal with, seems every other year they are trying to introduce a new ordinance regarding the number of parking spaces to bedrooms a property must have. I had never looked into apartments in the eastern suburbs.

I can sympathize with the challenges of getting traction in the corporate world's job search process. I like your strategy of of getting your feet wet and then setting out on your own though. Too many folks are looking for someone to employ them and not enough folks are just getting out there and going into business for themselves (myself included). Apologies that I don't have much in the way of advice.

In my market having replacement windows, efficient furnaces, and other energy efficiency upgrades are things many tenants look for. Heating costs during winter months for older apartments and homes can in some cases rival the cost of rent.

Buy two boxes of cookies, on each one write a message such as "sorry we got off on the wrong foot the other day, please accept my apologies - signed, your neighbor", and secretly leave a box on each tenant's doorstep. The power of cookie goodness will make everything right in the world!

On a more serious note if you've already let the both of them know that you don't appreciate them getting into a public, verbal exchange like they did and that you expect them to act like adults then I'd say sit back. If there is a second occurance then you could look for alternatives.

Hello @Brian Smartt, I am an investor in Syracuse NY so if you want input on potential deals here I can probably give you a good feel for the neighborhood and what type of pitfalls you might run into.

Christian Carson I agree with the other posters here, don't bother trying to get a low income person to go through some online process on their own, simply get their written permission to pull their credit and do so yourself.

Criminal and Eviction histories are far more useful in this market if you can access them.
