I'm a long time Real Estate Broker/Investor but I'm fairly new with Bigger Pockets. I need a way to quickly search the Marketplace for my ad and other ads that meet my criteria. Tech Support would be nice but I can't seem find that either so here I am in a Forum. Would appreciate anyone's input. Thanks!

Hello Anthony, I have been a licensed California Real Estate Broker since 1961. I've been involved with many scenarios. I am semi-retired and I broker and invest in Private Money loans which you refer to as "Hard Money". Whatever you want to call it, it's OK as long as it fits your objectives. Basically when I do a loan I want the investor to have as much cash in the deal that I am going to put up. It's kind of a partnership. I am approached by many flippers who will tell me, "This property is worth $200,000 but I'm buying it for $100,000 and I'm going to rehab it with about $50,000 of my own money and resell it for $200,000" From my perspective, if he's buying it for $100K that's what it's worth today. I would lend him $50K with the evidence that he has the additional $50K for the rehab and I am further convinced that the future value is at least $150K. This may seem a little tough on the borrower but it's safe for the lender. Now there are many private lenders who will put 50% of Future Value and that is probably the lender you will be looking for. We charge 2-5 points @ 8-10% interest for one year. For a Hard Money Lender Equity is the key not the Credit. (must also be non-owner occupied)
