@Ben Nantell

I would try something similar to what @John Warren described before getting a plumber out there. I had a similar issue a couple years ago at my 3-unit where my water bill was $700-900 when it should be closer to $150. The tenants said they didn't hear hear any running toilets, but thought I would check anyway. Sure enough, after turning the water supply at each of the toilets off and then alternating keeping one on,it was able to narrow down which toilet was keeping the meter running due to a faulty flapper.

So it could be a $5 fix you can take care of easily vs paying the cost of a plumber if that's the case. Worth checking.

Hi all, for those that have used Zillow for rental applications, how was your experience with screening tenants? It seems like their application is pretty generic and does not let landlords enter specific criteria. I have a unit I am listing in Chicago, where the Just Housing Amendment was passed and requires specific disclosures to the applicant before performing any sort of background check. Are there any other screening/application platforms you'd recommend over Zillow even if the rental is listed on their site?

Thanks for sharing Henry sounds like a great deal! Just curious if this is a BRRR, what type of financing was used for this purchase?

Hi @Jasmineka Caldwell,

The current Chicago legislation on operating a "shared housing unit" can be found here: https://www.chicago.gov/content/dam/city/depts/bac...

Additionally, here is a list of Chicago properties that have banned short term rentals: https://www.biggerpockets.com/files/user/GriffinA6...

Hope this helps!
