I just found out that one of my tenants has pet chickens on the property. Does anyone see any concerns with this?

Are the property taxes higher in San Antonio than other cities in Texas or is it just Texas itself?

I currently have a dji spark that I use for pictures which works pretty well. It comes with some basic editing software and you can get it for around $400. Does add a level of professionalism to the listings but can't say it's directly tied to selling the property or not.

We also bought a sandmarc wide angle lens for the iPhone, which helps for interior shots.

I've been house hacking a couple years in a shared space. The first year I tried splitting the utilities every month, but it made asking for those numbers each month a hassle. I just bumped the rent up to cover the difference and listed it as all utilities included which is actually more appealing to some people! Living in the house also allows you to monitor usage and try to keep the costs lower if you need to.

I'm just over an hour away in Lebanon, NH. Anybody from around there? Would be great to make it down to a meetup. 

Being from New England, I have never seen a panel outside!

I am currently house hacking bedrooms to unrelated young professionals and grad students. So far it has been great, but I don't think I could do it without personally meeting them and also living with them!

The turn around is yearly, not having a tenant for more than a year at a time, and it also brings up some issues during the summer when they look to sublease.

If the tenants see the rental as more of a room plus shared space then I would be concerned about maintenance and cleanliness. I would include a section regarding cleanliness of the shared spaces. You could also include something about reporting maintenance issues as soon as possible.

The bigger pockets landlord documents have lease that covered quite a few good points!
