getting to an amount of money is not the issue its the exit that the main thing.

I would say its not having enough equity but you have to have enough capacity to cover the loans you take.
no money down is not a problem as long as you have
a plan
an exit strategy
coverage of the loan.
and a time frame of the investment.
what is a problem is when people buy with non of the above.
some people buy just because the can or think its a good deal.
but for me thats not investing thats speculating and any speculation has its risks and thats what we see in any market

I have been reading up on shopping centers and is this harbor funding group a group that was selling and buying shopping centers they have about 15 in a website I read on shopping center trading
not sure if its the same group
if it is will those centers come back on the market whats the view here
anyone any ideas

thanks for the link I am up to page three and very interesting we don't have anything like this in Australia does it matter if the one property in say in new york and the traded property is in ohio does the tax holding go across state boarders
maybe a silly question I am trying to get to grasp with what is held within the boarders and what is across the boarders as we are looking at different states so I have to try to get my head around your rules to oyrs so I can work out what I have to swat up on.
and also the best path to invest when we are looking at saterlite investing or holding and defering tax does help
are there restrictions in the form of entity that can buy hold and differ the tax.
forget the primary house, flip etc as we are buy finished and hold inc comm.
what are the types of entity that can't use this 1031 rule
by teh time I read your 12 pages I will understand it but need to see if its something I need to add to the structure on setup.

under Us rules how long is a person bankrupt for
here its 7 years
I would have thought the negotiating with the court if done correctly and formalised would be the same as with the legals even simpler as there is less emotion with the court

have a read about syndicates or group buyers in your area and maybe look at joining one
you will then be learning while investing not sure if they have one near you not sure even if they are in the US market but they are here and they are one of the best ways of learning to buy hold and run real estate.
guru's not sure what one is as I have never met one.
they to me are like a unicorn heard of them but never seen one.
mentors yes
and mentors you will find if you look or if you invest with them.

hi add me to your list.
I am a commercial investor and have a group that does commercial purchasing here in sydney.
when you say you could get a group that would buy a 250k comm we call that a syndicate and thats what we do here I would be very interested in the differences in the leases and the buying structures
I buy in a structure with investors and also funders and will be looking to organise funders there
if you can add me or send thru a request as I have not got a clue how to do it at this stage on this board
I understand comm and we are in the middle of buying three here at the moment 1x 6.5mi 1x 3 mil and 1x 21 mil and they are all syndicated comm deals
we are looking at doing dual investing so to invest in the US and also invest here in Australia look forward to joining
