We’re splitting the tree trimming fee, (supposed to anyway) water is transferred, papers close to signing, intro LTRs & new leases standing by. I think I told you the 5th, but it’s actually the 4th for closing. 😬 😆

…buyer counters w/ “no” to tree trimming, but yes to smoke/co detector, then gets estimate for tree trimming & says they’ll pay half, but now willing to update GFCI outlets & add handrail to basement. We’re currently getting estimates for tree trimming & still waiting on ins quotes…

inspections done, septic scoped, flushed, dye test, water/well tested; few issues, mostly minor, but for insurance reasons we’re asking owner to trim some trees back. Also, requesting owner bring units up to code concerning smoke/co detectors. Not a deal breaker, though. Situation pending…

Hi Folks,

I apologize, but I'm not very good with social media.  I know a lot of podcasts recommend letting people know what you're doing, how your project is going, and so on.  I'm just not wired for that. My age bracket, in general, isn't in to that.  However, since some folks are graciously following me, I will endeavor to do better.

In my profile it says, "hoping to make it happen this year".  Well, it finally is. At least at this moment. My wife and I are scheduled to close on a triplex Jan 4, 2024.  We're both excited and nervous.  This will be our very first property as new investors. The triplex currently has tenants.  

Thank you for your support. I will do better to keep you posted.

Looking at this place w/ river front access. 2/1, 1k sq Ft, 1947, .5 acre, 2 car garage, well water, public sewer. Anyway, asking $140k, but it has needs. Furnace, water system for pressure & softener, sump pump/s, dehumidifiers, dryer hook-up…. Will need new roof in few years. We estimated bout $20k in repairs. Should I come in w/ $120k & no inspection or closer to asking w/ inspection? Or something else?

Alright folks I got an answer from BP Support.  They tell me that the median rent is what could be charged for each side. So @Jack Tulloch was right.
