you are going to need to repaint anyway to make it ready to lease. The disposal is minor issue to bicker over, fix it and get the place ready for the next tenant

not to worry, can the other two comfortably cover the lease amount? maybe re-verify the couples income to make sure it meets your rental income criteria. If not, the notify the couple that their income alone does not meet your criteria. But if you feel you know the tenants well enough and the couple are good tenants I would not sweat the sister not being on the lease

wanting a yard is not reason enough for me to let them out of the lease. I would allow it only if you are properly compensated for it

Quick poll: just Yes or No

I have a managed account with chase that has been growing with the stock market. I also have a mortgage balance on a rental at 4.5% I got back in 2015. The account has been growing and is about to match/surpass the balance on the mortgage. I am tempted to payoff the mortgage if this happens. Would you pull the trigger? ( I don't want to get too much into the weeds and possibilities of other options that may be available, so I kept this question very simple for feedback)

This is such a major issue with insurance carriers. The state needs to help out property owners with this. You may have to just call a bunch of insurance brokers to find an adequate policy (price and coverage) good luck

give it time. you don't need to do anything, thats why you hired an agent. Have the agent give you feedback an updates on any inquiries coming through. Stay disciplined in your rental requirements, as long as they are not too strict but your agent should have advised you on this.

why focus on the max you can charge someone? Is your goal to bleed your borrower with the hope they default ? Why not charge a competitive rate, maybe a point or two above the current rate and charge a few points upfront to get an infusion of cash aside from any DP you charge.

There is nothing passive about being a landlord. Nothing.. Sometimes I think about selling my properties and putting those funds into REIT like realty income (O) and collect a monthly dividen.
