Do they meet your rental criteria (3x income, credit, rental history, ect..?) If they do I don't see the issue. Are they making their payments for the $3900 on time, look at the credit report to verify. If they are checking off the boxes that you are looking for and you have communicated this then take them. Don't walk a fine line of the appearance of discrimination.

go to your local meetup and get to know people. you do it by showing up everytime they have the meetup. You may find someone at the same stage or just ahead on the journey you are on. No money or experience, I would look for a mentor/partner.

Get an attorney to draft an air tight contract. Demand a substantial DP, non negotiable. Don't get greedy with your interest rate and qualify your buyer. I would look at employment history and length at current job and run a credit check

don't touch your rent. If they have been solid tenants for you I would maybe get them a GC to a supermarket for holiday meal shopping

Hi. I know sunnyside. You are calculating around $3600 a month your expenses. Are you including any reserves for unexpected repairs? Some parts are in a flood zone. Will you need flood insurance? I just don't see getting $1800-$2000 a month on a unit in sunnyside. You mentioned gentrification, so I know people are buying and building new construction in the area. But do you see any significant commercial development? New supermarkets? Target/walmarts? distribution centers? If all you see are new build homes but no commercial it may be harder to get the rent you want. People want to live near points of interest to justify that rent in the area.

You need to limit anymore fixes/repairs. It is already a money pit. We are in a very tough situation for flipping, with high rates and a slowed down market. But the rental market is pretty strong. If you can rent it as-is and explore a sale in a year. Maybe the tenants in place would be interested to buy then.

replace a 5 year old roof just for aesthetics? no way. I have never heard anyone buying a property because the roof was pretty. As long as it is new/newer and in working condition is all you need. And it will still give assurance to a buyer that they will not have issues with an insurer. 

replace the stove over a handle? I would swing by and fix it if possible. Ask question like how did it happen and "it just came off." is not a good anwer. youtube it.

I believe you will need to update the leases in place to your name. I would use the attorney.

yes the hvac WILL NEVER REACH 70'S  if the outside temp is 115. The systems are designed for a 15-20 cooler than outside temp. Also the tonnage is based on the sqft of the home. You just need to put the appropiate size in your home. 3ton I believe is a bit small for 2200sqft, you may need at least 4. You a/c is working way too hard to reach anything below 80 if it is 115 outside, it is never shutting off.
