Hi Fellow BPs
We have 3 small (6,000-12,000sf each) construction project in early permitting
These are all small MF efficiency unites in Seattle.
While we are working with a couple right now, it is time to expand our network to support our growth.
Any referrals for small MF/TH builders is highly appreciated

I think I know which property you are looking at. (Not too far from mercer)
We are now in the process of turning a duplex into a fourplex and it seems that you must have a 7ft height for this to be permitted (I.e turning an unfinished basement to a legal unite)
This one (if it's the one I have looked at is 6.3 ish...)
And you are right, even in this crazy market we are in it is IMHO over priced at this point

Zoning is good for this, and yes competition is a good place to start. The only limitation is that it's hard/ impossible to look on past calanders as well as to distinguish between real occupancy and owner's blackout dates... But in the absence of a better indicator I guess we would need to relay on the competition tip and test the market

Hi!
Anyone from the Seattle area with experience running a short term rental(s) in Seattle?
Looking to get insights into the vacancy rates, especially during the non summer periods as well as to understand who would be a typical customer (families on vacation, singles etc.)
any an all insights, are most welcomed
