Sounds like you have to update, if necessary, the water heater/furnace to meet the demand for 3 units or buy 3 water heaters/3 furnaces, if there is enough space, so the tenants can be responsible for the water. Just my opinion, but if you only have 1 water heater/furnace, I think you should pay for it (charge higher rent to cover the cost.)


 Yes I already figured on having to pay gas and water already making 2 units electric heat. But the hot water is limited that’s the main problem I’m looking to resolve

added value by building out a full functional NY style deli/bodega on one side and updating already established laundromat on other side

I was the Realtor on this deal
