That doesn't seem easier. I think you just want the unit to appear cheaper when people are filtering through listings.

I think it would be OK to advertise it that way if you like, BUT in the lease I would write it up as $1400 rent with those utilities included.
Got it. Could always try both ways. Just wanted to see if it’s a legal thing to do with charging a flat rate for utilities

Is it legal in Oneida County in Upstate NY to charge tenants a flat rate for utilities? Example $1300/m for rent + $50/m - water $50/m for gas/eletric

Hello, I am planning on purchase two triplexes that have a single water meter for each property. I understand the cost of having to separate meters and purchasing additional water heaters and such will be hefty. Currently landlord pays for all utilities, is a system/product/device that can be installed to the water meter that tracks the usage of water through each unit so I would be able to bill the tenants separately?

Who would you recommend for DSCR Loans in NY with decent rate and closing costs? Currently looking at 7.875%-8.375% with $5500 in closing costs with tier 1 credit

Good morning, has anybody had experience using Center Street Lending for loans/DSCR loans?

Just want to do my due diligence before proceeding, has good reviews from google but haven't seen any reviews from people on BP. Any help is appreciated.

Hello, I currently have 2 rental properties in upstate NY and I am looking to purchase more in the near future. I'm looking into getting a DSCR loan as I'm looking to move out of state in the near future but still purchase properties here remotely. I've been trying to do research as far as different DSCR Companies but not sure who is reputable and who isn't. I've requested contact from companies like Nationwide Mortgage Bankers, Express Capital Financing, LendingOne and Easy Street Capital. Who do you guys go through, what's your experience with any of these companies and who would you recommend I go through?

I currently have my multi-family as a double Airbnb and have thermostat and electrical panel in the bottom unit. I am now converting it to a LTR property as I'm moving away and don't want the hassle of trying to take care of it while not in the area. I will be listing both units for rent, I'm expected to probably include utilities as there is one meter for the property for everything; in which the numbers still work with utilities included. How do I go about addressing that the thermostat and electrical panel is in the bottom unit and will there be issues with if a breaker trips or if one unit wants it warmer/cooler?
