Check out meet up.com. There are a bunch of them. Jeff Greenberg has a good one in Santa Monica. And search BP for them as well.

@Gregory Schwartz Congrats man! Huntsville is on fire and only going to get hotter. Saw recently it's on track to grow larger than Birmingham. I considered the market but couldn't find anything in my price range. From what I saw  your numbers look good.

I've bought without seeing before. I have some properties that I've had for years that I've never even seen. And they're doing great.

I don't recommend not visiting, but I do it at times. "Do as I say, not as I do." As many have said, it's all about the team. Judging by your articulate posts, and your military experience, I'm betting you've done your due diligence. 

Get a good manager, and a good backup as someone posted earlier, stay on top of them (this is very important) and you'll be fine. 

Also I always recommend to start forming relationships with the local investors. They can be a wealth of info and even a source of future deals and partnerships.

One other thing to add is once you find a company like that, always do a search on BP for them too. See what others have to say about them. Then you can DM those people if you want more detail or have questions.

@Samantha Santaniello No, I haven't. My understanding is they are a marketing company that markets other people's flips for a fee. Some companies do that. I'd recommend you work with someone that does the flips themselves.

I've been investing out of state (I'm in California) for over 10 years. I have some experience with TK providers too.If you need help in other markets feel free to reach out. Always happy to help. 

IMO the most important thing about investing out of state is making sure you have a great property manager. It takes a little work to find one, but it's definitely doable.

@Charity Hanif I'd strongly urge you to go visit your market and meet with your provider before purchasing. It's easy to make a house look like something it isn't on paper. Pictures can be very deceiving.

Nothing can really replace visiting your market, meeting people and checking out houses. You'll feel a lot better about your purchase. Or maybe you'll decide not to purchase.

Welcome @Nicholas Moran. I've been investing out of state for over 10 years. The key is property management. You have to find a great one. Luckily, it's not too difficult, just takes a little work.
