SFH's in North Austin and Round Rock. Duplex in Hutto. First purchase was in 2007. I had a buddy investing there and I pretty much rode his coat tails. I'm not as familiar with the city as many are on here, I've always used other people's knowledge, but you can get a lot of help on these forums as far as best neighborhoods, etc.

One of my biggest mistakes was accepting a Section 8 tenant down there. Took some bad advice and I got ZERO help from the Section 8 office there, don't recommend it in Austin.

Ask around on the forums for more info, there are many Austin folks on here who contribute. Check out posts from @Bryan Hancock and @Jon Klaus. They both seem to be on top of things down there.

And thanks for the 50/50 strategy, wasn't familiar with that within the SD IRA.

Welcome Ashlie Greising! I live in Los Angeles, and invest in Austin. It's a great town. The property taxes are kind of crazy but as it was explained to me: if the numbers work, the numbers work. The rapidly rising rents have really made a difference for me and there seems to be no shortage of quality tenants.

When you say you partnered with yourself do you mean that you took 50% from your SD IRA and 50% of your own cash? Or am I misunderstanding something?

Welcome Greg Potter. I bought a SFH in Memphis from a turnkey provider back in 2010 and have been pleased with the results so far. Actually just lost that tenant and getting the house ready for another. I'm considering buying there again soon, if all goes well with this transition. I'm also trying to learn more so I can hopefully put together my own deals in the future. Unfortunately I don't have a lot of time right now so turnkey is a consideration.

Welcome @Joel A . Although I live in California, I've got investment property in Round Rock and Austin. So far, so good.

As far as your situation, when I was first starting out it seemed like everyone I asked told me to first buy a duplex, live in one side, rent out the other. Of course, I didn't do it (long story) but it always seemed to make a lot of financial sense to me, so that would be my vote.

Thanks Jon Klaus. Yeah, trying to make peace with the trend. A bit concerned about the water shortage in the long-term though.

Mostly SFH Rodney Robinson, w/one duplex which is teaching me the benefits of having some income rather than none due to vacancy. So interested in more.

Hi Everyone,

I'm not exactly new, have been lurking, but never did my Intro. The iphone app is really helping me find more time for BP and learn how things work here. I began investing in Real Estate in 2007, mostly in the Austin area. I work full-time in the ad industry so investing on the side. Have a handful of properties now but I'm looking to grow our portfolio and learn more about creative financing and multi-families. I originally got into this with a buy and hold mentality (create retirement income) but as I learn I'm beginning to wonder if that's my best strategy. Looking for other markets too, but all my research keeps pointing to Texas.
