Welcome @Andrew Krug . This is a great place to start. Be sure to set up your keywords and include "Charlotte" as one.. You'll find many other helpful Charlotte investors on here. I think there's even a local meet up coming soon, if not tomorrow. You may want to search for that info.

I'm considering Charlotte for my next SFH investment. Any particular neighborhoods you prefer?

My goal: SFH's in quality Charlotte neighborhoods. I'm hoping for 60-100K (purchase+ rehab) total price, cash flow of at least $200-250 a door.

I want A or B city neighborhoods people want to live in, not distant, outlying 'burbs. Is that possible at these prices? I've been told it is but...

I'll be in Charlotte next month to put my boots on the ground but want to narrow my exploration to a few areas, as I'll have limited time.

Thanks in advance.

Welcome @Shane Perkins ! I wish I had started investing at your age. As it is, I have one SFH in Memphis but looking to add 1 or 2 more this year.

Be sure to set up your keyword alerts and include Memphis as one. A lot of good discussion and advice on here.

Can anyone recommend a local insurance company in Austin for a few of my rental properties in the area?

Per a recommendation from another investor I recently switched one Memphis property from USAA (who I love but find their insurance $$$) to a local insurance company and saved about $300 a year. Hoping to work the same magic in Austin.
