Hello BP,

  I was contacted by few people on Linkedin offering me private money lending to buy Non Performing Notes, for some reason they sounded like scammers, one of the things turned me off is they email me from their gmail account, they ask for an origination fee and in other times insurance fee to be sent over to them, but it can't be deducted from the loan amount, or added on top of the loan. Is there any tips to use in process of vetting private/hard money lenders.

Yes the note camp was full of knolwledge. When @Scott Carson requeated that we work on our goals, first thing jumped in mind is the Fast Track, and yes I signed up for the class coming up on the 12th. So excited.

  What are the differences between a note secured by mortgage, deed of trust, contract for deed, and land contract? is there pros and cons for each type?

so in that kind of case would you recommend dealing with underwater properties which don't have any equity? what would happen if it goes to auction and because there is no equity, it might stay in hand? correct me if I'm mistaken
