Although I don't know the logic, I just put a duplex under contract and had to put down 25% as well. I am in CT. Following this post because I am curious as well.

Thanks Raymond. I am into the podcasts right now and reading as much as possible. Today we are headed to the house we just put under contract to meet with contractors. First time doing this so it should be interesting...to say the least. I will let you know how it works out.

Hello! Michele and I are new members and recently started our real estate investment business. We are building our team and appreciate any help. We are looking forward to meeting and interacting with as many like-minded people as possible.

I just got off a call with a success path sales person trying to rope my wife and I into a $44,500 12 month coaching contract. We declined to pay at the end of the call. The salesman asked me why I wouldn't sign up immediately and then said my hesitation indicates that I will hesitate to do a deal. I replied that their training (We have attended 2 x 3-day training sessions with the group and are happy with the information we gained) emphasized that we should do our due diligence so I couldn't understand why doing due diligence before spending $44,500 is unacceptable. He fumbled with that one for a while and then said he would call us back tomorrow night. We have already decided to not avail ourselves of this "opportunity". The advice on this site makes a lot more sense. We are going to the REI meeting in Fairfield Aug 31st. I hope some of you will be there so we can meet and exchange knowledge and ideas!
