@Sean RobinsonI think its safe to say that if you are going the turn key route choose a provider in the same city you are buying in. It is very difficult for a third party to manage a project 5 states away. Also choose a provider that actually does the rehab and sells the property, not just one that is acting as a broker and referring out everything else from rehab to property management. That way if things go south you minimize the finger pointing. Why invest out of state? DFW is a great rental market.

I know it sucks to be going through this on your first deal, but that is a part of tuition we all have to pay for our education sometimes. I remember when I first got started I read up on lease options and thought I would be the lease option king in Dallas. The first deal I came across was a couple that was $2500 behind in mortgage payments and the foreclosure sale was the next week. I visited the couple and put it under contract and in my infinite wisdom allowed them to stay until the end of month. I made up the back payments and reinstated the loan and patiently waited until this nice couple moved out at the end of month. Needless to say, they changed their mind and I was out of $2500 and they had a fresh start. At that point I had a decision to make. I could get angry and quit or get better. I decided to get better and considered my $2500 an education expense. 

Keep on moving forward and get better on the next deal!

I have a duplex that became vacant last month in Waco and I need a good handyman to make ready for the next tenant. The unit just needs cleaning, painting, and a few repairs. Any recommendations???

I wouldn't buy a condo for an investment. You could have a hard time selling or renting it if it's unwarrantable. Also, SFR's are much better because you don't have an HOA telling you what you can and cannot do.

I'm sorry this happened on your first deal but......if the real estate "game" was easy everybody would be doing it. It's hard and requires work, it's never "turnkey" and as easy they make it seem.  

It sounds like @Marco Santarelliis going to make it right. Mistakes do happen and good providers always take care of their clients.
