One follow up question - @Mike Wood, would love to get your thoughts: 

When you remodel bathrooms - have you always gone with shower pans or do you ever decide to tile the base?

@Mike Wood - That was a very helpful summary. I'm going through a renovation right now, where I'm trying to make exactly these choices - increase durability but doesn't need to be fancy. 

I was wondering if you had any more recommendations. Some specific questions include - 

* Recessed lighting - If we're redoing electrical anyway, should I include recessed in the bedrooms? 
* Drywall - If you don't texture, what direction / finish do ask of your drywall guy? 
* Bathroom - Any opinion on what to use for materials? Shower sets with pans? Ikea cabinets? 
* Flooring - Any opinion on vinyl pank flooring? Looks like wood laminate, seem to hold up well. 
* Cabinets - Cheapest way to get cabinets that are smarter / have more storage than a plain rod? Algot system from IKEA?
* Any material to stay away from? (e.g. Doors, locks, etc) 
* Any material you'd definitely invest in? 
* What to "splurge / upgrade"?

Hi guys - 

I'm setting up my systems - list of vendors, etc. And as all of you in San Jose / California Bay Area know, prices here are very high! 

I was wondering if anyone had any advice on good people to use for the following (that don't break the bank for a small entrepreneur) - 

- Lawyer: To handle things like LLCs, give advice, etc (Folks I've spoken to charge $3K per LLC!)
- Accountant
- Any other vendor suggestions (e.g. contracators, subs) also appreciated

Hi all - 

I'm renting to a group of prospective students - and trying to look up their guarantor's (parent) credit reports. I set up an account with TransUnion SmartMove - which sends an email to the individual whose credit report I requested - and they have to (1) Accept, (2) Create an account / answer questions online. 

This seems like a very long process - especially since if there is a group of 5 students, I have to wait for 5 parents to accept and create an account. 

I was wondering how other people do it? I understand others may have folks fill out a physical (hard copy) credit authorization report when they fill out the application. What do you do with this form then? How do you obtain the credit report? 

Any advice much appreciated!
