Definitely go back to the contract and stick to it.  

The EMD is set by mutual agreement and there shouldn't be a hard fast standard as each deal and market is different. If you've already paid $5k and there was no prior agreement for an additional amount then you're done. Perhaps the seller is concerned that you'll walk away and wants you to put more in up front, but you're not contractually bound to pay it.

As for increasing your down payment, hrm, the only thing that comes to mind is that there's an issue with the loan qualification (the appraisal) and that's why the loan amount needs to be lowered?

We added 40 solar panels to our home in 2016. Our goal was to lower expenses esp going into retirement in an expensive area. We paid cash so no loan or refi issues. Yes, if you refi, you'll need to confirm whether or not you own your solar panel system. The benefits  to us have been: fed tax credits, property tax exemption, lower electric bill by a whopping 85%. Our area is about to be hit with 2 rate increases which doesn't bother us too much but our neighbors aren't happy about it!

I'm late to respond, but it took awhile to read everything lol. There are some lofty goals here and they are all doable!!  As for me, by the end of this year I will have created $3k monthly CF. Not sure how yet, but it will be done!
