I have done it personally and it does work but you have to make sure that the deal you are getting into will either cash flow enough to cover the cost of a monthly payment of the credit line or if you will be rehabbing and flipping the property in a few months an will be making more money out of the deal. These lines are best use for cash flowing deals or a quick flip if you need the bridge money to get into the deal. People are doing it all day long and you will not be the last to tap into this great source of funding. It is a great way to leverae your self when you do not have the cash flow to get into the deal.

Only draw back is if you do not have cash flow to support those extra payment or a quick flip strategy you will start to burn the cash very fast.
