To state the obvious: YES, you should delegate landscaping, and probably everything else! Focus on finding the next deal man!

What they are describing is "rental arbitrage." 


Personally I hold 24 such lease agreements under my company WISHSTR on the west coast, and we make plenty of money doing it. As an owner, I would never lease to such a company, because you never know how well they're taking care of your property. If you choose to do this, be sure they hold adequate STR insurance and name you as co-insured.

Are they legit? Ask them to view their current Airbnb page and see how many listings they have, and what kind of reviews they get from guests (this will be a good indicator of how well they take care of their properties). 

To state the obvious though: If they are willing to arbitrage your house, you can probably make more money just doing it yourself. You can take the lions share and just hire a reputable local management company to oversee everything.

That's a good one... First priority should be, where do you want to live? You and your family have worked hard to accumulate this equity. Enjoy it!

Hire a talented manager and make sure that you're extracting maximum revenue from the remaining holdings.

I host over 100 units on Airbnb. Sacramento, CA is my home, we have about 30 rentals there, and they've slowed down modestly but not much.

Scottsdale / Phoenix is a different story. I have almost 100 properties there and this summer wiped out a lot of weaker players. Occupancy and rates dropped lower than we've seen in at least 5 years. 

It is definitely regional, and part of it is due to the proliferation of the arbitrage model by newbies, particularly in markets like Arizona with low barriers to entry. 

Quality of your listing and location is now more important than ever.

AirDNA is nothing but a platform for consolidated data, which is never accurate. AirDNA is good for one thing only... seasonal variance %. 

The nightly rates and occupancy rates are entirely bogus.

Spending ALL of your savings is never a good idea. Keep a few bucks in reserves.

STR can be a great business, and props to you for thinking about by-the-bedroom... it's an underserved model and can be quite lucrative.

I have all of the right resources for you. I'd be happy to chat in detail. Yes the regulations in Sacramento city proper are strict, but there are some ancillary areas with fewer restrictions, or you can buy in commercial zones for almost no restriction...
