We work with new investors all the time.

The way I manage the risk to both me and my investor, is to limit the scope of the rehab project that I will lend on.

I won't let a green investor fresh out of some rehab boot camp gut a house. There are just too many moving parts. And even if they hire an experienced contractor to do the work, I want to know that the investor has enough knowledge and experience to manage the contractor.

I will lend on a cosmetic fixer where even if the investor makes a few mistakes (and they will), they can't mess it up too bad.

Good question. I don't have an iPad (yet). Waiting to check out some of the new Android tablets and iPad 2.

This investor was actually selling fully loaded iPads with contracts, cost estimating spreadsheets, how to videoss, and apps he uses in his REI business.

I just did a quick google search and found a good tutorial at http://geardiary.com/2010/04/11/so-how-do-you-actually-load-your-own-documents-onto-the-ipad

I recently saw a presentation at GAREIA where an investor had loaded his contracts on his iPad. He was able to sign the documents using the stylus and then email the executed contract to the seller and his attorney.

I have multiple business and personal email addresses that I access through POP.

I guess my main concern is that I use folders extensively to keep my business organized. I know gmail uses labels instead of folders.

Has anyone switched from using Outlook as their email client to Gmail? How's it working out for you?

Couple of issues I'm trying to solve:
Syncing email between desktop and laptop PCs
Access to email anywhere

In Georgia, you don't need a license to broker hard money loans on non-owner occupied property.

A license is required if you broker hard money loans on owner occupied property.

FYI - we routinely work with brokers that send us hard money deals in the Atlanta area.
