@Jack Marshall Great work! Bentonville is a good area. Look to Kansas City, STL, Columbia, Springfield as good areas to invest in as well.

@Mariel DeVito In the state of KS and MO it is common an accepted that an email message is fine. It often comes up via title as well so buyer and seller are notified via the settlement statement.

@David Murff @Dave Foster is right on. As for challenges - that will depend on who you select to complete your financing of the larger properties. Do research on the best lenders in your local market for that asset class type and age. A key, though, is when they promise you rates and terms ask them to produce examples of similar properties that they have closed on recently.

@Jenna Banaitis I would 1031 exchange into a larger building with more units. Your headache goes down, you increase your leverage position, and you are poised to continue to expand. Hope that helps.
