@Jake Parsons You can work with conventional lenders if you have all the paperwork. As long as you meet the guidelines you should be fine for FHA loan.

@Jonathan L Brown All depend how the divorce settlement has been prepared in divorce case. Most of the divorce cases there is clear directions how the property will be handle after divorce.

@Felicia Cameron As long as you paid 12 month period on time you should be fine. Keep your DTI lower that can makes a difference in financing.

@Ralph Ace Yes both liabilities will be added to your DTI but Lender will count rental income also from investment property.

@Mason Yost Home possible loan is for primary home but non-occupied borrower can be consider on the loan. Most of the lenders offer this loan.

@Mason Yost Your father income will be consider on loan application but liablities will be added for both applicant if you are coming on loan. Make sure your liabilities won't increase DTI on application.

@Nicolas Mayta Canlle When you will switch to 1099 income, you have to wait 2 years to count the income for conventional lending.
