@Damien Anderson Most of the banks can offer financing in multiple States. You can start with your own bank.

@William Walker When you see an answer in any scenario, most of the time it's their personal experience. Even though you have same scenario with two  different people it can't be same in financing habits. A knowledgable adviser will always look at your requirement and future financial goals. Paying a credit card of 10-15% interest rate and taking 3% interest rate mortgage for 30 years won't be always a right step for your financial goals. Posting a question in any form will give you general information but that will fit you need not always right.

@Alien L. You can't go above 70%LTV under delayed financing exception financing. In your loan scenario its $114 * 0.70% but can't be more than $72k.

@Spencer Herrick 15% down payment for 1 unit and 25% down payment for 2-4 units is required for investment property. This is standard guidelines for conventional loan.

@Jill Herges 30 year fix rates are still available under Fannie Mae for investment properties. You can cash out under delayed financing exceptions.

@Michael Valentine Nothing will change- rate, terms or ability to purchase home. You are under temporary leave income guidelines. Just make sure you have conversation with MLO.

@Keely Aldinger The lender will go with appriser rent comps. If you have proof your units are producing higher rent you can provide your rental lease agreement.
