@Betsy Mendez You can start your investment journey with this program as long as you stay in guidelines. Make sure the guidelines won't effect your future investment goals.

@Elizabeth Bryant Go with VA loan that will benefit you as an investor. If you have funds for down payment you may get lower interest rate with VA loan also.

@Betsy Mendez DPA program  can be used for primary home. You can check your county website what program they are offering for down payment assistance. DPA program can be used for down payment and closing cost depend on guidelines of program. FHLBC can be used in most of States. Registration is available for FHLBC.

@Matt Goldstein Bank of America (BOA). You can go in any local branch of BOA they will connect you with Mortgage Loan Originator (MLO).

@Matt Goldstein You need MLO who understand how the self-employed income work. You can reach out BOA or any other lender but make sure the MLO familiar with guidelines.

@Parker Butler You need 2 years of employment history. You can add previous employment history even though there is gap in new job. 

@Matt Goldstein As long as you have paper-trail to prove you will be fine.  Self-employed need more documents for the approval of loan but arranging it right will give your better outcome in loan process.
