@Edgardo Lecona Start with your own bank where you do banking. You will be able to meet someone personally at the bank. You can use home possible with 5% down payment and FHA 3.50% down payment for 2-4 units.

@Prakash Nair Have you discuss with your bank, construction loan specialist? If this is your primary home you may get some solution under construction loan when you tear down the structure.

@Faith Gracia  Student’s college transcripts can be used in lieu of the two years work experience history.

@Faith Gracia You were in studying as full time student which covered 2 years history if you have job in same line of work.

@Shannon Turner DPA programs have their own set of guidelines and requirements. Some based on income other could be area restricted or both. Mostly banks offer some of kind of assistance. Ask for CRA MLO, they have more information about DPA program.

@Henry Washington He has two options Home possible with 5% down payment or FHA with 3.50% down payment for primary home. If his income is higher he may won't qualified for Home possible but could be buying in area where the property has no income restrictions. He has to discuss in details all his options with MLO.

@Alexander Tiberlake There will be other factors which impact the rates not only type of loan. Both of you can come on loan. Mostly 43% DTI in physician loan which can go up to 45% depend on lender requirement. Physician loan doesn't have PMI and 100% LTV.

@Ronald McAllister According to Fannie Mae guidelines you can use up to 4 units as primary residence. Regular Fannie Mae guidelines will apply for commercial use.

@Aaron Alsup The banks generally do not have lower loan amount restrictions. We do not have any lower loan restrictions as long as the property is in livable condition.
