@Brian Adzadi 15% down payment is required for 1 unit but you have to pay MI. This is standard guideline for conventional loan but lender may have overlays on it.

@Felicia Hamilton Longer amortization period will give you positive cash flow. You are planning to keep this property for longer term so bank B would be good option.

@Jake Fugman The lender will go with current appraisal value. You have  two options complete the rehab and  cash out or go with rehab loan if you want more  funds to complete the rehab.

@ Joseph Sarullo No that won't effect the rate. As long as you have 12 month bank statements showing she is making payment for that mortgage it won't effect your DTI either.

@Peter Clapham   Your MLO can ask for one time exception for that huge deduction with  paper trail.  But if you are showing in both years  tax return that get be granted.

@Benjamin Misner You  do have Home possible option with 5% down payment for 2-4 units. You can explore both options and see which one will fit your scenario.
