@Jorge Leon You can use Home Possible loan with 5% down payment because its 4 units. Rent comps will be used for rental income.

@Bob Paxson There is divorce involve in transaction. You should involve attorney. Attorney will need divorce settlement to understand who has ownership of the property.

@Tommie Rowell Most of DPA programs has restrictions. It all depend if those restrictions will be obstacles for your investor journey. There are some DPA programs offer by individual banks. Explore all the options and look at their guidelines before you  take a loan.

@Tracy Ross  You can check CalHFA website for down payment assistance program. FHLBC can be used in all 50 States.

@Charles Johnson HELOC would be good option if you don't want to touch 1st lien mortgage.

@La'Terrius Campbell Down payment assistance is available for primary home. There are so many programs available depend on state you are buying home. Mostly programs has their own restrictions. FHLBC is program which can be used in all states.
