Hello BP community. I am new to wholesaling homes in the Maryland area so at the moment I am trying to make sure I have all the proper information in order to complete a deal successfully. If I put a house under contract only to find out that there is no one willing to purchase the home, how would I back out of the wholesale deal. Is there certain text that needs to be in my contract? Is there costs for backing out of a wholesale deal? I am not aware of the specific text that needs to be in my contract that will enable me to leave a deal at any time.

I have recently started studying real estate and I am preparing myself to enter the world of wholesaling properties in the Maryland area and beyond. Before I start searching for my first deal I want to make sure my wholesale contract is in line so that I can avoid legal trouble. I live in MD and I am aware that there are many rules you must abide by in order to properly wholesale a home. My question is, who should I go to in order to make sure my Maryland "Purchase and Sale agreement" and "Assignment contract" are written properly in order for me to avoid any legal trouble?

Maryland real estate law is fairly complicated, as can be seen in the contracts us agents use which can range anywhere from 30-100 pages in length. Spend the few hundred dollars now on a contract you can trust from a professional which will likely save you a lot of money in the long run if you end up in court somehow.
@Russel Thanks for the advice! But 30-100 pages in length? My purchase and sales agreement and assignment contract are both 1 page. Why would you need that many pages for said contracts?

Does anyone have a Maryland Purchase and Sales Agreement and Assignment of Contract to use for wholesale deals that they would be willing to share? Any advice on obtaining these contracts would be greatly appreciated.
