@Paul Wynne I just drove by the "spice Tract" area, the houses are not really well kept. I notice that quite few properties are on foreclose. The rent for that area is probably around $1,100. Which would give you nice cash-flow; however, since the houses are old and not kept well you probably going to have high cap rate.  If you find a deal less than $100,000 I would purchased it. However, if you buying something more then that they I would invest in the southwest. 

@Paul Wynne I, myself is looking to invest. I am waiting for the price to go down. I am more interested in the southwest. If your willing to invest $30,000, I would recommend the southwest area as well. Its a good area and the property rents from anywhere $1,200 to $1,400. I am actually a real estate agent and a loan officer here in town.  Let me know if I can help you in anyway. 

Hey Pual, I am from Bakersfield. Which area are you looking to invest in? Bakersfield is very diverse. Interesting enough the oil layoffs and the drought has not effected the house prices.    @Jo-Ann Lapin is correct the prices are too inflated currently. I believe the market will correct itself towards the end of the year.
